How Your Home Fits Into Today’s Market

When selling a resale home in a market that also has new construction, it’s helpful to understand that the two are marketed very differently.  They attract different buyers and are evaluated in different ways.

How New Home Builders Approach Sales

Large builders have the ability to offer incentives that individual sellers typically cannot, such as:

  • Paying higher buyer-agent commissions as well as cash bonuses on some homes
  • Offering interest-rate buy-downs through their own lenders
  • Covering many or all buyer closing costs
  • Including appliances like a washer, dryer, and refrigerator 

These incentives are part of a builder’s overall marketing strategy that are spread across thousands of home sales and help make down payments and monthly payments more appealing to certain buyers.

What Makes a Resale Home Appealing

A resale home offers advantages that new construction often can’t replicate. Many buyers specifically prefer homes that are:

  • Fully completed and ready to move into now
  • Located in an established neighborhood
  • Surrounded by mature landscaping and a finished environment
  • Free from construction timelines, delays, or surprises
  • Exactly what they see — no future upgrades or unknowns

These buyers are often less focused on incentives and more focused on how the home fits their lifestyle today.

How Pricing Supports the Strategy

Because builders often help increase a buyer’s down payment and lower a buyer’s monthly payment through incentives, resale homes remain competitive by being priced appropriately within the current market.

This isn’t about undervaluing the home, but about making sure buyers can clearly see the value it offers when they compare all their options. The right pricing and some seller paid closing costs help attract buyers who appreciate the benefits of a completed, established home.

If a buyer’s decision is based solely on monthly payment, new construction may be the better fit for them.  That’s simply a matter of preference, not value.
